Most buyers see multiple homes before they find the one that's perfect for them. How many will you see? It depends on how well your real estate agent does their job. If they narrow down properties and only show you the ones that meet your criteria, you will see fewer homes. In order to do that, however, your real estate agent needs your help. Here are four ways you can help your agent deliver. 

Supply a Clear List of Wants and Needs

Before you begin shopping for a home, you should have a clear idea of what you want and need in a home. Create a comprehensive list with needs in one column and wants in another. If there are certain items that are non-negotiable, highlight them. When your list is complete, your agent should have a clear understanding of exactly what you want. If you don't know what you want, you should figure it out before you start looking. 

Set a Budget that Reflects Your Goals

A realistic budget goes a long way in helping you find your dream home. If you have champagne taste and a beer budget, you will have a hard time finding something affordable that meets your expectations. If you want upscale finishes, raise your budget to reflect that. If you can't raise your budget, lower your expectations. 

Look at Homes with an Open Mind

There really isn't any such thing as a perfect house. A house may have the perfect floor plan, but those floors may be covered with hideous carpet. When you look at homes, keep an open mind. Look beyond the cosmetic flaws and envision what the home will look like with new flooring. Your dream home may be a diamond in the rough.

Remain Open to Compromise

You know what you want, and that's okay. However, if you doggedly stick to your wants without leaving any room for compromise, you may miss out on the perfect house. For example, if you want to buy in a certain neighborhood, you may not find the right house. The perfect house might be several blocks away from your preferred neighborhood.
